The third-party rule, in plain English

VA loan conditions on private-well properties often require water sampling under rules that keep the process independent. In practical terms: a disinterested third party collects the sample and transports it. The buyer, the seller, and the real-estate agent typically cannot do that themselves. Softener companies offering a “free test” are also a poor fit when the goal is an unbiased collector.

Why DIY usually fails the VA use case

Mail-in kits and lab-direct drop-offs can be fine for a homeowner who is simply curious. They often fail VA and similar closing conditions because the collector and transporter must be a disinterested third party. Even when chemistry is identical, the paperwork and who touched the bottle can matter. ClearTap’s product is that independent logistics layer — not a claim that we run the lab instruments.

How this differs from a softener “free test”

Treatment companies sometimes offer free or low-cost tests as a path to selling softeners or filters. That model conflicts with the spirit of a disinterested collector. Basic Well Panel vs lender-specified panels

Our public Basic Well Panel description (bacteria and nitrate focus, exact analytes locked after partner quote) is a practical baseline for private supplies. Your VA or lender file may require additional or different analytes. When that happens, the written instructions win. We quote the package that matches what you need — we do not force a one-size marketing panel onto a closing file.

Timeline tips for agents and buyers

1. As soon as the contract involves a private well and VA financing, flag water testing — do not wait until the week of closing.
2. Forward any written panel or collection instructions with your quote request.
3. Build buffer for collection, lab analysis, and possible resample if the first result needs follow-up.
